What is a Location Certificate?
A Location Certificate is a survey document that shows the position of a building or structure on a property relative to its legal boundaries. It confirms that a building is where it’s supposed to be — within the lot lines, setback requirements, and any applicable easements or rights-of-way.
In BC, lenders and notaries commonly require a Location Certificate as part of a residential property transaction. If you’re buying a home, refinancing, or completing a strata transfer, your notary or mortgage broker may ask for one before closing. It’s not the same as a full boundary survey, but it gives all parties confidence that there are no encroachments or compliance issues that could affect the property’s title or value.
