What is a Real Property Report?
A Real Property Report (RPR) is a survey document, prepared by an Alberta Land Surveyor, that shows the location of all visible improvements on a property relative to its legal boundaries. It confirms whether a building or structure complies with setback requirements and any registered easements or rights-of-way.
In Alberta, lenders, lawyers, and municipalities commonly require an RPR as part of a residential property transaction. If you’re buying a home, refinancing, or need to confirm compliance for a rural or acreage property, your lawyer or mortgage lender may ask for one before closing. It’s not the same as a full boundary survey, but it gives all parties
